Finney Design Group presented a proposal to reapprove their previously approved 504 Broadway renovation after extended site-review negotiations delayed execution earlier this year.
Ed Anker described a reuse plan that keeps a cafe/restaurant on the ground floor, a furniture showroom and short-term boutique-hotel style units on the second floor (3 studios, 2 one-bed and one two-bed), and a new third-floor mass-timber office level designed to be net-zero with on-site solar and potential ground-source heat pumps. The applicant proposed replacing the sidewalk, adding EV chargers, planting enhancements, outdoor dining and indoor and outdoor bicycle parking, including an indoor bike locker for tenants.
Board members asked about the number and type of second-floor units and the bicycle-parking arrangements; Anker confirmed indoor secure bike storage and on-street EV chargers. The chair noted written public comments in support were on file.
The board moved to declare the application complete and set the matter for a December hearing; the motion carried. The full hearing packet will include the written responses provided by the applicant and the staff report.
