Board approves variance for detached garage at 16 45th Street in Daytona Beach

The City of Daytona Beach Board of Adjustments on Nov. 21 approved a variance allowing a 625-square-foot detached garage at 16 45th Street that will encroach into the required rear-yard setback.
Clerk read BOA 2024-023 as a variance request under Article 4, Section 42(b) of the City of Daytona Beach Land Development Code to reduce the required rear yard setback from 25 feet to 7.5 feet to accommodate the accessory structure. The case was listed in the agenda under property parcel ID 5202-1500-0030.
Applicant Reynard Miller explained the decision to add a detached metal garage to increase driveway space and convenience. "It's a company. It's one of these companies that will construct it... but I will be building a face on it to mimic the house," Miller said, and added the exterior would receive a stucco finish to blend with the home's brick-and-stucco facade.
Board members and staff queried design details, including siding, roof pitch and color. A staff planner read the applicable design standard: "Accessory structures greater than 200 square feet in floor area must have the same or similar exterior finish and roof design as the principal building on the site." Members discussed whether a hip roof to match the principal building would be necessary and noted that a smaller 20-by-20 garage could reduce the variance needed, but the applicant said his vehicle needs require the larger footprint.
After discussion about materials and neighborhood compatibility, a member moved to approve BOA 2024-023 and the motion was seconded. The clerk called the roll and the chairman announced the motion carried. Board members thanked the applicant and asked staff to ensure final permits reflect the agreed exterior finish and color matching.
Staff will process permit paperwork; the applicant was advised to coordinate on any roofing or siding changes required to meet design standards.
