The Middletown Planning Board approved Julius Brown’s proposal to renovate the former Nina’s at 23–27 West Main Street into a tavern and lounge, subject to site-plan amendments and fire-department conditions.
Brown said he would occupy the right-hand side of the building and use an existing kitchen area in a limited prep capacity. Board members and fire/inspection staff walked through State Liquor Authority (SLA) requirements for taverns, noting a tavern license requires food to be available on the premises (for example, sandwiches or soups) and a prep area to store and prepare those items. "According to the SLA ... a tavern ... must make available minimum sandwich soups and like," a staff member explained.
The board directed that the landlord produce an amended site plan showing required egress and separations between Brown’s space and any adjoining professional offices, and that the fire department sign off on ventilation and any kitchen modifications. After closing the hearing and confirming those conditions, the board approved the application by roll call.
