Board approves convenience store/takeout at 18 County Route 78 after SEQRA review

The Middletown Planning Board voted Dec. 4 to approve an application for a convenience store and small takeout at 18 County Route 78, proposed by Anil Byron.
Byron told the board he intends to continue the prior market/gas-station use and add takeout services to serve local customers and create jobs. Engineer Jonathan Chella said the project was entered into the state's EAF mapper and flagged for a potential archaeological sensitivity but that the site is previously developed and the project involves no ground disturbance. Staff reported their engineer reviewed the submission, classified it as a Type II action under SEQRA and found no further environmental review necessary.
The board closed the public hearing after no one from the public stepped forward, then moved and approved the resolution on a unanimous roll-call vote. The fire and engineering staff said plans were under review and on file, and encouraged the applicant to continue coordination with staff during permit and site-plan finalization.
