The Planning, Programming and Zoning Commission approved the final plat for Waterloo Air and Rail Park, 4th edition, a 39‑lot industrial subdivision proposed by the City of Waterloo.
Staff described the site as zoned M2P Planned Industrial District since adoption of zoning ordinance 47 on March 13, 1995, and said surrounding uses include the Waterloo Regional Airport and prior Air and Rail Park additions. The plat divides roughly 99.39 acres into 39 lots ranging from about 0.96 acres to 15.08 acres, with most lots between 0.96 and 1.09 acres and an average lot size of 2.13 acres. The plan shows six tracts; Tracts A–E are stormwater management tracts (2.13, 4.21, 1.46, 1.76 and 0.73 acres, respectively) and Tract F will be a 6.04‑acre extension of Ward Drive/Hyper Drive right‑of‑way.
Jamie Knutson, city engineer, told the commission that engineering staff are preparing the drainage and street designs that will accompany the plat. Staff recommended approval with the condition that outstanding deeds of dedication and other requested documents be submitted and reviewed before referral to City Council. A commissioner moved to approve the final plat with that standard condition; the motion was seconded and approved by voice vote.
The final plat will be subject to airport overlay zoning rules that limit building heights in the area and to the city’s planning review process to set building setback lines. Next steps include submission of deed of dedication and final engineering documents for staff review prior to council consideration.
