P&Z recommends Benjamin Moore sign at Manchester Road despite setback constraints

Staff said MoDOT/street-improvement work left the property constrained and the new monument sign must sit closer than the typical 10-foot setback; the proposal calls for a 5-foot-high monument sign with perennial landscaping.
City staff said the landscape architect had minor width concerns but found the proposed planting adequate given the constrained area and noted that the new sign would likely be shorter than the temporary sign currently in place. Commissioners asked about dimensions and adjacency to parking; the applicant confirmed two shrubs would be removed while other plantings would remain.
After discussion the commission moved and voted unanimously to recommend approval to the Board of Aldermen, with a caveat clarifying that a horizontal orientation image in the applicant’s drawing did not apply to the approved design.
The recommendation will be forwarded to the Board of Aldermen.
