Planning commission recommends approval of CarverLine facade and parking updates at 8031 Litsinger Road

The Brentwood Planning and Zoning Commission on Aug. 14 recommended that the Board of Aldermen approve facade and parking-lot improvements proposed by CarverLine Global Inc. for 8031 Litsinger Road.
Applicant representative Jake Millenbrook told the commission the 2022 flood prompted the company to reinvest in its research-and-development facility. Millenbrook described the plan as moving parking spaces farther onto the property, adding ADA spaces, increasing landscaping, and replacing portions of the exterior with a metal-panel system above and a plaster-like finish below. He also said the front shade feature will be a pergola because the building’s structure cannot support a canopy.
Staff reported the applicant had revised materials to show rooftop equipment screening and clarified that lighting would not leave the property, though staff described “some minor spillage” as acceptable. "We’ve now shown the rooftop screening in the revised materials," staff said during the presentation.
Commissioners praised the proposed improvements as significant and agreed the pergola design—already approved by the Board of Adjustment—was appropriate given the building's structural constraints. Commissioner (speaker 4) moved to recommend approval of the application to the Board of Aldermen; the motion was seconded and passed by roll call. The commission noted that Planning & Zoning’s action is a recommendation and that the Board of Aldermen will make the final decision at its Aug. 19 meeting.
The recommendation to the Board of Aldermen includes the rooftop screening shown in the staff report and the conditions identified by planning staff in their conclusion and action items. The commission did not record any public speakers opposing the application during the meeting.
The Board of Aldermen is scheduled to consider the recommendation at its Aug. 19 meeting; the Planning and Zoning Commission will receive notice of the outcome when the Board acts.
