The hearing examiner approved a special-use permit Dec. 3 allowing larger entry monument lettering for the Pacero Ridge subdivision. The applicant sought to enlarge the lettering from the zoning-code limit of 32 square feet to about 52 square feet so the sign lettering better matches the existing retaining wall.
April Cabello, city planner, told the examiner that the site is in an R-1 zone and that staff considered the request compatible with surrounding uses; no public agencies or residents submitted comments and city departments raised no concerns. Cabello said landscaping must comply with code 10-02-06 as a condition of approval.
Applicant Kyle Pruitt said the change reflects a modest increase to the lettering area (from roughly 30 square feet currently to approximately 52) so the signage will be more proportionate to the wall and retain existing landscaping; he described the request as a "happy medium" between R-1 and R-2 allowances. The examiner closed the hearing and approved SUP24-20 based on the staff report and the absence of public opposition.
