On Nov. 12 the Plan Commission reviewed the Hawks View PRD project plan for a roughly 60-acre site along Town Hall Road and recommended the Village Board approve an ordinance creating the planned residential development.
Planner Amy Bennett said the property had been rezoned PRD earlier in 2023, and that the current project-plan submittal shows roughly 81 single-family lots with building envelopes and about 4.5 acres of delineated wetland, leaving roughly 55 acres of developable land. Commissioners discussed a gas-line easement that constrained some lots and noted one lot that lies partially outside the sewer service area; staff said an amendment request is in process that would, if approved, permit those lots to be served. Members said the configuration has been revised from earlier concepts and that grading and sewer approvals will determine final lot yields.
A motion to recommend the ordinance creating Hawks View PRD passed by unanimous voice vote; the item will go before the Village Board in December for final action.
