Council approves Mundy Mill PUD amendment to allow 196 townhomes across two pods

The Gainesville mayor and council voted unanimously on May 21, 2024, to amend portions of the Mundy Mill Planned Unit Development to permit townhomes in place of previously approved industrial and office space.

Planning staff explained the amendment applies to two tracts within the larger Mundy Mill master plan. In PUD E (about 17.25 acres), the applicant proposes 128 townhomes in place of previously approved warehouse/distribution space; in Pod F (about 0.52 acres) the proposal replaces planned office space with 68 townhomes. Together the two pods would yield 196 townhomes, which staff noted is still 42 fewer units than the overall unit count previously approved across the full PUD. The proposed townhomes are described as two-story, minimum 1,200 square feet with three bedrooms, 2.5 baths and two-car garages; amenities listed include a dog park, guest parking and sidewalks, and the developments would be managed by homeowners associations.

Clint Dixon, speaking for Clayton Properties Group, said the developer is agreeable to all staff-recommended conditions and plans to supply traffic and signal-warrant studies within a short timeframe after approval. Dixon cited comparable projects (Cypress Park) and said comparable pricing historically started in the mid $300,000s; he also offered design renderings and described planned materials and architectural variety.

After public comment, a motion to approve the PUD amendment with the 31 recommended conditions passed unanimously. The transcript records unanimous passage but does not list a roll-call vote.
