The Gainesville mayor and council voted unanimously to approve Rezoning Ordinance 2024-14 on May 21, 2024, allowing a 0.53-acre property at 416 Bradford Street NW to change from office and institutional zoning to residential and office for a mixed-use conversion.
Planning staff described the proposed project as a renovation of the existing roughly 7,000-square-foot building to include approximately 1,600 square feet of street-level office space and six residential units, primarily one-bedroom, one-bath apartments occupying two sublevels. Staff and the Planning and Appeals Board recommended conditional approval with eight conditions.
A resident, Pat Burke, spoke in support on behalf of the owners/applicant, describing the interior finishes as loft-style, anticipated occupancy of about two residents per unit for most units, and parking plans of one to two spaces per unit with additional spaces allocated for the office use. Burke also noted the applicant’s prior local projects and pledged to clean up trash and tires near the creek adjacent to the site.
Following the presentation and public comment, a councilmember moved to approve the rezoning with the eight conditions; the motion passed unanimously. The transcript does not record a roll-call tally or individual votes.
