The Town of Babylon Zoning Board of Appeals reserved decision on an application from Eastern Home Building Corp. for a three‑lot subdivision at 1401 Deer Park Ave, North Babylon.
Daryl J. Conway, representing Eastern Home Building Corp., told the board the overall lot measures 21,922 square feet and proposed three lots: one at about 7,422 sq ft, one at 7,500 sq ft (not before the board) and one at 7,000 sq ft. Conway asked for minor relief on lot frontage (from 75 feet to 74 feet for lot 1 and to 70 feet for lot 3) and small lot‑area variances.
Conway cited Town Code §213‑232, arguing that land the town has taken for street widening should be credited to lot area and frontage. He submitted surveys, renderings and a 200‑foot neighborhood radius analysis showing most nearby lots are smaller than the proposed lots. The applicant agreed to the planning memos' covenants and restrictions and conditions if the board grants the variances.
Board members questioned egress windows and basement habitability and asked for any clarifications that would be placed in covenants. After questions and brief discussion, the board closed the hearing and reserved decision to consider the record and any outstanding technical clarifications.
No public opposition was recorded during the hearing.
