The Town of Babylon rental board approved a series of rental-permit applications at its meeting and adjourned two cases after finding required posted notices were missing. Board members said applicants must replace missing signs and contact the rental office to secure new hearing dates.
The board opened by listing members present and excused and then reviewed hearing procedures, including that applicants or authorized representatives must give name and address for the record and that postings and documentation provided by applicants may be relied upon by the board. The board said inaccurate information later proven incorrect could render previously granted approvals null and void.
The board announced it would not hear two items on the published agenda — identified in the meeting as case 1 (35 Pointer Avenue, Wheatley Heights) and case 6 (124 South 26th Street) — because the required public-notice signs were not posted. Both items were formally adjourned; staff told the affected owners to contact the rental office to arrange new hearing dates after the sign has been posted for the required 10 days.
Several permit applications were then called and approved. The board granted a rental permit for 63 Irving Avenue in Wyandanch after applicant Ravi Ramjit confirmed agreement with the town's terms. The permit for 51 Cedar Avenue in Farmingdale was approved after a resident asked whether the house was also listed for sale; the applicant said the property is being marketed but currently rented, and board members reminded attendees that rental permits for single-family homes cover occupancy by one household and are not transferable on sale.
A two-family rental permit for 216 Beachview Street was approved after applicant Ramona Armonte confirmed she lives at the property and agreed to the town terms. The board also approved permits for 11 Laurel Road in Lindenhurst, 479 Oak Street in Copiague (with Board member Patrick Nolan recusing because of a stated relationship with the applicant), 807 Center Avenue, and 975 and 977 Little East Neck Road.
On the record, Patrick Nolan said, "I have a relationship with the applicant. I'm just gonna recuse myself from voting," and the board recorded the recusal before proceeding with the motion and vote on that item. For adjourned matters, staff said applicants may present photographic evidence of sign damage but must ensure re-posting for the full required period before a new hearing is set.
