Planning board hears informational site-plan for MCN Distributors’ 6,500 sq ft addition

The Town of Babylon Planning Board on Sept. 16 heard an informational site-plan presentation from MCN Distributors Inc. and its consultants on a proposed one-story, rear addition to an existing industrial building.
Raymond Caliendo of Art of Form Architectural Services, speaking for the applicant team, said, “The existing building is 25,106 square feet in size,” and described the proposed rear expansion as a roughly 6,504-square-foot, single-story addition. Caliendo said the project requires no variances and meets parking and height requirements.
The proposal, the board was told, would support a tenant that sells heating, ventilation and air-conditioning equipment. “It’s a wholesale HVAC company,” the project engineer Chris Labate of Lab Crew Engineering said, describing the front area as office/wholesale space with storage and industrial space behind it. Labate added that the plans include an internal ramp to provide accessible circulation from the parking area into the main floor.
Board members focused questions on accessibility and entry points. One member observed that two rear entrances appear to be steps; Labate showed the board the plan views on the monitor and said there is an internal ramp and an entry at the corner that will serve accessible users. The applicant also emphasized there will be no outdoor storage and that landscaping and parking standards are met.
The board noted receipt of a Sept. 12 memo from Commissioner Denise Graziano and asked the applicant to review and respond to items in that memorandum; the applicant said they had given it an initial review and would follow up with the client and planning staff on outstanding items.
After the presentation and questions, the board closed the informational hearing and voted to reserve its decision pending additional information and staff review. The chair recorded the motions on the record and the board approved closing the hearing and reserving decision by voice vote.
Next steps: the applicant will provide requested clarifications (including responses to the Graziano memo and any materials the planning department requests) and the planning board will take up a formal decision at a later meeting once the record is complete.
