Construction update: Cornelius, CTE space and athletic field work moving ahead; turf grade to be fixed

Unidentified Speaker 2 said Cornelius has moved through foundation and superstructure work; the contractor established a guaranteed maximum price that came in under budget. “With the final GMP coming in under budget this summer... now Cornelius is going to have…the turf fields,” the presenter said, adding that the team has preserved memorial trees’ wood to incorporate into the new school as a memorial.
Alex of FrostBuilders described the CTE structure as about half complete, with roof decking finishing and exterior siding going up; he estimated interior fit-out would progress through the winter with a target of second‑semester occupancy for some programs. “We have the superstructure up... Roof decking finishing up tomorrow, and then we’ll move into... interior walls,” he said.
On athletics, Unidentified Speaker 2 reported track resurfacing at Tom McCall and NAMS and a new turf field at NAMS. A contractor noted the turf installation left the turf roughly 1.5 inches higher than the surrounding track level at three sides, creating a tripping hazard. The district will require the installer to raise the field grade in November; meanwhile the field will be open for practice but not for games, and coaches were asked to control practice boundaries.
Why it matters: Successful value engineering (GMP under budget) created funds for additional amenities, while the turf-grade safety issue shows the need for final contractor remediation and short-term operational limits. The CTE and nursery work advances district career- and early-childhood programming capacity.
Next steps: The contractor will return for turf regrading in November; the committee will tour the CTE/CTE-adjacent nursery spaces after the meeting.
