Council adopts Lexington Cove PUD, developer says project preserves 31% open space

On Sept. 12 the Shelbyville City Council approved on second and final reading an ordinance adopting the Lexington Cove PUD and its regulating pattern book, following a presentation by Jeff Hines of Catalyst Design Group.
Hines told the council the plan began about 18–24 months ago with staff input and that the design provides multiple housing types and preserves roughly 31% of the 78.7‑acre site as open or programmed space. "It's creative and offers multiple types of housing offerings to the marketplace," Hines said, noting the plan concentrates development in an infill area served by existing police and fire services.
The ordinance was read into the record and, after no further discussion, council took a roll‑call second‑reading vote and approved the PUD as recommended by the municipal planning commission. The ordinance repeals any conflicting prior ordinance and establishes the Lexington Cove PUD regulating pattern book as the controlling document.
The PUD approval moves the Lexington Cove project forward under the approved pattern book; the council did not attach additional conditions at second reading.
