Council approves single‑room short‑term rental permit in The Greens with conditions

The Coppell City Council on Nov. 12 approved a PD amendment allowing a single room inside a single‑family home at 134 Turnberry Lane to be used as a short‑term rental under specified conditions.
Planner Mary Perron Boswell said the room is separate from the main house with its own entrance and bathroom but lacks cooking facilities; the house had been advertised online in 2022 and staff notified the owner and compliance steps were taken. Boswell told council that staff found no police calls related to the property during the owner’s tenure.
Applicant Aditi Corral told council she and her family live in the home, the advertised unit was offered for a single occupant and guests will park on the driveway; she confirmed safety items such as smoke detectors and fire extinguishers have been addressed. Boswell said Planning & Zoning recommended approval with three conditions: obtain an annual STR permit, notify staff of any change in property ownership, and limit the rental to the single specified room for periods under 30 days.
Mayor Pro Tem moved to close the public hearing and approve the PD amendment with the staff conditions. The motion passed with two council members recorded as opposed and one council member recused from deliberation because he lives within the 200‑foot notice area.
The approval allows operation of the single room as an STR subject to annual licensing and code compliance; staff will monitor the property for compliance with the city’s STR rules and the PD conditions.
