The Lewisville Zoning Board of Adjustment unanimously approved a variance that allows a proposed home at 1124 Long Isle Lane to exceed the 35‑foot maximum height in its plan‑development zoning district.
City staff described the Enchanted Oaks section of Castle Hills as having larger homes and lots than typical for Lewisville and said the proposed structure would measure 39 feet, 4 inches. "They're requesting a variance to allow the 40 foot height, which when the home right now is only the 39 feet and 4 inches, staff supports the 40 foot," staff said, adding that the neighborhood already includes several taller houses that do not conform to the existing 35‑foot standard.
Staff told the board it plans to amend the plan‑development zoning for the area to increase the base height and resolve existing nonconformities for undeveloped lots. The application was filed on behalf of property owner Madahusadhan Reddy by applicants Rafael Shutt and Ford Bilder (Case No. 25‑11‑2‑ZBOA). Staff also reported receiving letters of support from adjacent property owners and said building permits require architectural review by the homeowners association.
When a board member asked whether the homeowners association had approved or reviewed the project, staff replied that the HOA's architectural review board approves building permits and that those approvals were obtained.
The presiding officer opened the public hearing and invited speakers; no members of the public came forward and the board closed the hearing.
