Jefferson County commissioners unanimously approved a resolution delegating administrative authority for plats and replats to the planning department to comply with a recent state legislative change referenced in the meeting.
Staff said the change (referred to in the meeting as SD 74 or SB 784) requires local governments to provide an administrative review path for plats and replats so that final approval no longer requires governing-body action in most routine cases. Planning staff explained that applications will still be publicly noticed (including a 500-foot radius and on-site notification under the county code), and that appeals of a planning official’s denial would go to the planning commission, which is a public meeting. The planning official offered to provide a regular planning update in the board packet so commissioners and citizens see new applications as they arrive.
Commissioners expressed concern about reduced board oversight and sought assurances the public would still be able to comment. Planning staff said the land development code will be amended in the coming months to clarify the process, and staff will notify affected property owners and continue to provide appeal routes. The board’s resolution was approved by voice vote after an amendment request to keep the board informed of incoming applications.
