The Maricopa County Planning & Development Commission voted unanimously to recommend approval of Z25003, the Tonopah Logistics Center rezoning, during its hybrid meeting.
Planning staff described the request as an IND-2 IUPD rezoning of roughly 62–63 acres west of the Indian School Road/411th Avenue interchange in Tonopah, intended to allow light industrial or light commercial park uses compatible with the Tonopah-Arlington area plan. Staff said no specific plan of development was submitted and that future tenants would need individual site plans, traffic studies and utility guarantees. Staff also reported the IUPD would explicitly prohibit adult-oriented uses, marijuana-related uses, dance halls and paraphernalia shops.
Applicant Ed Reichenberg told the commission the project is intended for distribution and warehouse businesses that could provide local jobs and reduce long-haul traffic. He said outreach has shown interest from prospective users but no tenants have been signed.
A caller, Keith Kranback, identified himself as leader of Tonopah Residents Opposed to Incorporation and asked the commission to consider local safety and land-use impacts, arguing commercial zoning could facilitate incorporation efforts. Commissioners asked follow-up questions but raised no substantive objections.
Commissioner Layton moved to approve the rezoning and Commissioner Toma seconded. The motion carried by roll-call vote, 8–0. Chairman Lindblom noted he had intended to call the applicant back to the podium but offered his congratulations and best wishes to the applicant.
The commission’s recommendation advances the rezoning to the next steps required for any eventual development: submittal of individual plans and required permits, along with any traffic and utility improvements that future tenants must demonstrate.
