Planning Commission approves Caliber Collision site plan and conditional use for Commerce Center parcel

The Muskego City Planning Commission on Dec. 2 unanimously approved Resolution PC 0572025, granting a building site plan and conditional use for a new Caliber Collision auto body, paint and repair facility on the eastern half of the Commerce Center Parkway parcel (tax key 2169994003).
Staff described the proposal as a 14,600-square-foot facility with a fenced rear yard for vehicles awaiting repair (the fence will screen vehicles from view), a customer/employee parking area in front and a storage area behind the fence. Staff emphasized this use is allowed in the BP‑1 zoning district only by conditional use and noted the proposal does not include engine or heavy mechanical repairs; vehicles must be drivable to be accepted. Business hours were stated as Monday–Friday, 7:30 a.m. to 5:30 p.m.; staff estimated deliveries would occur three to four times daily and required overhead doors to remain closed to limit noise and odors.
Design conditions in the approved resolution include parapet-wall cladding to match visible elevations, overhead and pedestrian doors painted to match the building, and screening requirements to make rooftop mechanicals and stored vehicles not visible from surrounding properties (including Moreland Road and College Avenue). Staff also recommended a cedar‑style decorative 6‑foot wood fence with sliding gates enclosing the storage area; the site plan shows approximately 58 stalls for vehicles awaiting repair and about 25 customer stalls.
Commissioners complimented the design and the applicant’s responsiveness to staff comments. The motion passed by voice vote and was recorded as passing unanimously.
Actions recorded: the site plan and conditional use grant (Resolution PC 0572025) were approved with conditions addressing screening, materials, hours of operation and operational limitations (no engine repairs), and staff will finalize landscaping, lighting and permit-level details during building permit review.
