Minutes and continuances - The board approved the minutes of the Oct. 15, 2025 meeting by voice vote. - The public hearing for 42 Beale Street (Case 2020-513) was continued to the planning board's January meeting at the applicant's request. - The new hearing for 166 Independence Avenue (Case 2025-16) was continued to Dec. 17, 2025 after a letter from attorney David Mahoney requesting the continuance. That application, as read into the record, proposes a new three-story building on an 11,047-square-foot lot with six units and eight on-site parking spaces.
Business items and appointments - The board granted a six-month extension for the NeighborWorks Housing of the South Shore project at 46–50 Winter Street (Case 2023-02) to allow the developer more time to finalize financing; staff said a further extension would require an in-person appearance before the board. - The board designated Member Foley as the planning board's representative to the City's Community Preservation Committee by unanimous vote. - The board endorsed a not-required-for-approval (ANR) plan for 24 Branch Street to assemble two development sites.
Adjournment - The meeting concluded after a motion to adjourn.
