Wells Planning Board approves site reviews, schedules site walk and grants extensions

WELLS, Maine — After a workshop on the floodplain ordinance, the Town of Wells Planning Board moved through routine development business on Nov. 17, approving minutes and multiple site-plan and subdivision items by unanimous votes.
The board approved the minutes of Nov. 3 and then accepted a site-plan pre-application for Clorody Dental. Rob McShorley of Spago Technics represented the applicant and the board scheduled a site walk for Dec. 6 at 8 a.m.
Owners Chris and Jill Schump requested a schedule extension for a condominium site plan; the board granted a 60-day extension.
Planning staff presented preliminary findings for the Goodale Subdivision; the board voted unanimously to approve the preliminary findings and authorized the chairman to sign the document.
For the Brookside subdivision, staff walked the board through statutory criteria — lot sizes, required improvements, stormwater design, open space (32.72 acres, about 52% of the parcel), utilities and performance guarantees — and the board voted unanimously to find the standards met. The board added a special condition requiring revised draft deeds and HOA documents prior to the preconstruction meeting.
Shaw’s distribution center application was found complete after staff confirmed prior site violations had been resolved, the existing 444 parking spaces were deemed suitable, and the board determined a public hearing was not necessary; the board then approved the final findings and plan.
The board concluded with miscellaneous other-business reports, including a change of use on Route 1 from a previously approved medical marijuana dispensary to general retail/restaurant, and adjourned after signing plans.
