At its December 4 meeting the Goshen Planning Board handled routine business and several procedural actions before moving on to contested projects.
Minutes: The board approved minutes for meetings dating 09/04/2025, 09/18/2025, 10/02/2025 and 10/16/2025 with typographical and spelling corrections. The 11/06/2025 minutes were approved with one recorded abstention and four affirmative votes.
Subdivision extensions: The board granted a 90‑day extension for the Girda preliminary/final minor subdivision, moving the approval deadline to 02/19/2026, and a 180‑day extension for the Maplewood Village Goshen conditional preliminary approval to 05/21/2026 to allow completion of SWIP revisions, DEC and DOH responses and legal instruments.
Hearings set and lead agencies: The Planning Board declared itself lead agency and set public hearings conditional on outstanding submissions: Von Penn subdivision (public hearing set for 01/15/2026 pending well test results), Roger Mansion joint public hearing with the ZBA on 01/15/2026 (Part 2 to be prepared), and the 22 Wood Road scenic corridor hearing set for 01/29/2026 (renderings and visual materials due). The board also discussed Part 2 scope for proposed warehouses on Route 17M and asked applicants to prepare traffic, noise and other studies.
What to watch: Applicants were assigned to return with technical addenda (traffic monitoring protocols, crash data, pump test reports, renderings and lighting/landscape plans) before the scheduled hearings.
