The Town of Rhinebeck Zoning Board of Appeals voted Nov. 19 to grant area variances requested by Bill Road LLC for a modest residential addition and accessory structures on a property adjacent to the Grasmere Estate, which the board noted is listed on the National Register of Historic Places.
According to the resolution read into the record, the applicant’s plans were designed to keep additions separate from the historic house to preserve the property’s character. The board reviewed past resolutions and photos of a neighboring property where similar additions had been approved, and staff attached site-visit photos and renderings to the draft resolution to support the decision.
The resolution conditions the grant on construction conforming to the plans submitted to the ZBA, planning-board site-plan review and the applicant’s payment of all required fees and escrow deposits; the resolution also requires construction to commence within 12 months of adoption, with written extensions allowed at the board’s discretion.
The board moved to adopt the resolution and the motion carried with board assent.
Next steps: The applicant must secure all required permits and approvals from the planning and building departments and pay outstanding fees before the variances are deemed granted.
