Applicant Richey Mitchell told the board the as‑built driveways were necessary because the angle of approach and the size of trucks (including 53‑ to 74‑foot rigs) made a 35‑foot aggregate driveway impractical. “There's absolutely no way” to operate the business safely with the narrower width, Mitchell said, and the site had already passed its final landscape inspection.
Board members found a practical hardship created by the road angle and the operational needs of larger vehicles; several members said they would have supported the configuration had it been presented before construction. The board moved and approved the variance to allow the constructed 45‑ and 59‑foot driveways to remain.
The approval is subject to the standard condition that site access and landscaping remain consistent with staff‑approved plans; staff will continue to inspect and enforce requirements tied to the final landscape inspection.
