Rhinebeck ZBA accepts Rizzo application and sets public hearing for Dec. 17

The Town of Rhinebeck Zoning Board of Appeals accepted an application Nov. 19 from Nina Rizzo for an addition to an existing barn that would convert a residential structure into the principal dwelling, thereby affecting accessory-structure status. Board members noted the accessory-structure limit of 1,500 square feet and that the existing pool barn is approximately 3,500 square feet, a fact that underlies the need for area variances.
The applicant told the board the plans are unchanged from the previously approved submission and is ready to file for building permits once the board completes its public-hearing process. The board scheduled a site visit and notified the applicant that neighbors will be informed about the Dec. 17 hearing. Staff will adapt the prior resolution as a draft for the upcoming decision.
Next steps: site visit on Dec. 13 (joint scheduling noted earlier for other matters), finalize and circulate a draft resolution and conduct the public hearing on Dec. 17, 2025.
