The Saint Tammany Parish Board of Adjustment voted Dec. 2 to approve variances reducing required landscape depths for a light industrial property (BOA 20254449) to allow building and parking reconfiguration along Bosworth Street and Coast Boulevard.
Staff explained the unified development code allows limited reductions in street planting depth if the lost area is compensated elsewhere on the property. For this site, staff recommended approval only if the applicant submitted a landscape plan showing compensatory green space and the required number of class A and class B trees. Owner Wilford Lewis told the board the site will access Coast Boulevard rather than Bosworth Street and that the project includes a privacy fence and rear buffering.
Mister Swindell moved to approve the first variance (reducing portions of the street landscape area to 4.5 feet at specific emergency egress locations and to 10 feet elsewhere) subject to staff comments; the motion carried. The board then approved a second motion reducing the side yard landscape depth from 35 feet to 10 feet, also subject to staff conditions and the submission of a detailed landscape plan and the installation of required trees.
The approvals are conditional on the applicant meeting staff's mitigation requirements and submitting a planting plan that documents class A and B trees and compensatory green space. Staff will review the plan as part of permit processing.
