Rhinebeck ZBA schedules site visit for Michels deck and stair variance

Jordan Valdina of Synergy Design & Architecture presented plans Nov. 19 for a 2-foot addition to an existing porch and a stair realignment at the Michels property on South Ferry Turnpike, requesting front- and side-setback area variances. Valdina said the change would be minimally perceptible from the street and submitted renderings for the board’s review.
Homeowner Alexander Michelle asked whether any work could begin before the board’s on-site inspection because of snow concerns; board members said a stop-work order is in effect and that a site visit would be conducted Dec. 13 at 10 a.m. Board staff said a draft resolution will be prepared and that the planning board’s site-plan review may require minor plan adjustments but would not necessarily trigger a return to the ZBA unless variances changed.
The board emphasized that any construction must conform to the plans approved by the ZBA and that changes required by the planning board should be submitted to the building department rather than returning to the ZBA for amendment if the variances themselves remain unchanged.
