Commission approves layout plan for proposed Wildburger/Apple Springs subdivision with conditions

The Lawrence County Commission voted to approve a layout plan that advances a proposed subdivision east of Wildburger Road toward preliminary engineering and platting, while instructing the developer to resolve outstanding utility and access questions.
Applicant Reid Allen Feitner presented the layout plan and said the developer has permission from Mike Short (Apple Springs) to tap into a well and has discussed tapping Apple Springs’ sewer system; the plan also includes trenching overhead electric underground and having MDU install gas service. Feitner said the project will likely proceed in phases with initial road construction and utility trenching to support later lots.
Planning and engineering staff emphasized that approval of the layout allows the developer to proceed to the next step but does not substitute for required documentation: the commission must receive engineering plans and verified water and sewer agreements before a preliminary plat will be accepted. Staff also said the county will refer DOT about increased traffic and potential turning lane needs on Wildburger Road, and that fire mitigation/access plans will be required by the fire chief before final approvals.
Commissioner motion to approve the layout plan passed; staff will forward DOT notices and require finalized utility/engineering documents before any preliminary plat is considered for recording.
