Commission approves series of plats and lot‑line changes, clarifies easement and maintenance conditions

The Lawrence County Commission approved a series of plats and minor lot‑line adjustments during its regular meeting, voting to accept planning staff recommendations and adding clarifying notes about ownership and emergency access where required.

Surveyor Randy Divert presented a boundary plat for Gear Mountain to incorporate a vacated public right‑of‑way into an existing lot to remove ambiguity about setbacks and title; commissioners approved the plat. The commission also approved several routine lot‑line changes, final plats and exempt preliminary items for properties including Kevin Malone’s lots and combinations in Paradise Acres.

Planning staff noted a comment from the U.S. Forest Service on one plat that dedicated a 40‑foot emergency egress onto Forest Service land, indicating no vehicular access exists there (a trail is present). Commissioners discussed whether showing the easement on the plat was appropriate and agreed the dedication ensures record of access even if the Forest Service does not grant motor vehicle access; the plat was approved with language acknowledging the limitation.

For a separate Paradise Acres filing that showed a platted right‑of‑way and private driveway easement, planning and zoning recommended approval provided that maintenance partners retain ownership and the county does not assume maintenance of internal subdivision roads; commissioners approved that recommendation and instructed that the plat record the maintenance caveat.

All plat approvals were routine preliminary/final or exempt calls; votes were recorded as 'aye' and motions carried. The commission did not accept any amendments that would transfer maintenance responsibility to the county.
