During the member priorities segment Dec. 3, several commissioners pressed for clearer fiscal analysis of commitments from recent development and raised affordable housing as a top budget priority for the coming year.
Commissioner concerns and proposals: Commissioner 4 (first raised at SEG 268) asked staff to provide a spreadsheet showing revenue, expenditures and liabilities associated with the small‑area plan and other commitments so the board can assess fiscal impacts. Commissioner 4 later said, "I think 5% would be appropriate," proposing exploration of a more ambitious share of the town budget for affordable housing programs and investments.
Downtown and traffic: Commissioner 7 asked staff to prioritize staff capacity and to address the Fire Tower Road connection to Martin Luther King Drive, warning that future development could increase congestion without a reconfigured intersection. Several commissioners also discussed the downtown redevelopment study and the Roberts Run affordable housing project, which staff said is expected to start construction within months and includes developer commitments to affordable units.
Budget process and next steps: Staff agreed to bring more detailed numbers to the next budget discussion and to include redevelopment study results at the April budget retreat. Commissioners asked staff to score capital items by likelihood of grant funding and to present clear cost estimates for major items.
