The zoning administrator approved a minor design review on the proposed replacement of an existing chain-link fence with two new 6-foot-tall black metal fences and an accompanying wood side-yard fence at 730 Bennett Valley Road.
Suzanne Hartman, project planner for the Planning and Economic Development Department, told the administrator the project would largely follow the existing fence footprint, that existing landscaping between the sidewalk and fence would remain, and that an existing electric sliding gate would continue to provide emergency access. Hartman said staff found no unresolved issues, received no public comments, and recommended approval. “This applicant is seeking approval of 2 new 6 foot tall fences with entry gates,” she said.
The zoning administrator asked whether the building division needed to review the work; staff replied building typically does not get involved for fences under 7 feet. The administrator said the site maintains required sight lines and fire access and expressed support for replacing chain-link with a more permanent, visually appealing fence. “Anytime I see a chain link fence being proposed to be improved to a more permanent and visually appealing fence, I always feel good about that investment that the property owner is making in their property,” the administrator said.
The administrator approved the project by resolution. The decision is final unless an appeal is filed with the Planning and Economic Development Department within 10 calendar days of the decision; the administrator stated the appeal deadline as Monday, Dec. 1, 2025.
Background: staff concluded the project qualified for a categorical CEQA exemption as a small accessory structure and found all required design-review findings could be met.
