The Augusta Planning Commission moved to deny a rezoning request (Z‑25‑43) for an approximately 8.8‑acre site at 2621 Barton Chapel Road that would have allowed up to about 128 multifamily units. Planning staff recommended denial on the basis that the proposed density is inconsistent with the surrounding residential area and the 2023 comprehensive plan.
Kevin Boyd, development services manager, said the site plan anticipates 128 units and roughly 320 off‑street parking spaces, with an overall density near 14.5 units per acre; staff also noted a traffic impact study will be required and cited the development’s inconsistency with the comprehensive plan. Joshua Murrah, the civil engineer for the applicant, described the unit mix and said the developer would coordinate required traffic and engineering work and manage the property.
Multiple neighboring residents spoke in opposition, citing heavy congestion on Barton Chapel Road, safety concerns at peak travel times, potential stream/wetlands impacts and worries about property values. Murrah said a wetlands/stream delineation found no impact and reiterated willingness to coordinate on traffic mitigation.
After discussion, the commission moved to deny the rezoning. A roll‑call was conducted and a majority voted in favor of denial; planning staff will forward the recommendation to the full Augusta Commission on Jan. 6, 2026.
