The Planning Commission recommended approval of a preliminary plat for the second phase of single-family development near Lindenwoods Drive and 1st Avenue, while noting outstanding plan-review comments from the Department of Environmental Quality (DEQ).
Ryan Hackett, the applicant, told the commission that DEQ’s letters were normal plan-review requests for additional specifications and that his engineer expects to submit one outstanding manufacturer specification this week. Hackett said the project’s financing for the second phase is in place and that approval of the preliminary plat would allow the developer to proceed with required engineering and loop water infrastructure tied to the first phase.
Staff noted they had received DEQ questions about manhole details, lift stations and related items and had recommended holding final plats until those items are resolved; commissioners and a review member described the DEQ comments as standard plan-review clarifications rather than substantive deficiencies. The commission moved to recommend approval of the preliminary plat; the recommendation will be forwarded to City Council for final action next week.
