The Plan Commission voted Dec. 2 to recommend approval of a design-standards variance for a proposed Winnebago County Housing Authority building on Fernau Court. Staff said the 2.5-acre site would host a 9,300-square-foot building for WHA staff offices and vehicle storage; the applicant requests relief from the requirement that nondecorative metal panels be enhanced on all elevations with at least 15% class 1 or 2 materials.
Staff presented elevations showing stone veneer and windows on the front façade that exceed the class‑1 requirement, while the side and rear elevations would be primarily metal panel siding (class 4). Staff noted surrounding industrial buildings have similar treatments and that a recent variance was granted to an adjoining property (Monroe Equipment) for similar materials. Staff recommended approval of the variance, concluding the exterior materials would not be detrimental to the site.
No members of the public spoke. The Plan Commission adopted the staff findings by roll-call vote (9-0).
