Council approves street-code waiver for 1729 Maryville; developer to seek CUP next

The Hopewell City Council approved a street-code waiver for a property at 1729 Maryville, allowing a developer to proceed without immediately completing street and curb improvements along an unopened adjacent street. Public Works Director Mike Crocker said the lot fronts Maryville and would not require access to the unopened Wakefield Street to be viable; the property is under contract to Trek Properties LLC.
Vice Mayor Joyner moved to approve the waiver; Councilor Ellis seconded. The roll call vote recorded five members in favor and the motion passed 5–0. Crocker said the waiver is appropriate because the lot has sufficient frontage on an improved street and the next step for the owner will be the conditional-use permit review.
Council members asked that staff encourage the applicant to propose homes that are compatible in size with the neighborhood and noted that a subsequent CUP will allow further design scrutiny. The approval removes a timing hurdle in the buyer’s contract but does not authorize building permits until the CUP and any other conditions are satisfied.
