At its Dec. 3 hearing the German Village Commission recorded the following formal actions and next steps:
• Staff approvals and minutes: The commission ratified staff approvals listed on the agenda and approved the Nov. 5 minutes (voice votes). One commissioner recused from the minutes vote.
• Mohawk Street variance (COA 2501299657): The commission moved to recommend the applicant’s requested amendment to a prior council variance (to add low‑intensity retail/office uses and maintain a reduced parking standard). Staff recommended the variance; the commission recommended it by voice vote.
• Reinhardt Avenue landscaping/porch roof (COA 2501241267): Commissioners asked for construction details and asked staff to review porch‑roof interface; the applicant asked for continuation and the commission continued the matter to the next meeting.
• Mohawk shutters/window boxes (COA 2500980846): The commission reviewed archival evidence about whether historic shutters were operable or bolted-on. Commissioners indicated first‑floor operable shutters could be approved if the applicant provides hardware/anchor evidence; the matter was continued to allow submission of that evidence or to split the application for window‑box approval.
• East Livingston Avenue / Cedar Square (COA 2501271247): After a lengthy applicant presentation and an extended public‑comment period (for and against), commissioners identified massing, lot coverage/parcel consolidation and alley circulation as unresolved. The commission voted to continue the application to allow the applicant to provide additional visualizations, material samples and revised landscape/site plans.
• Purdy Alley (COA 251070880): The commission approved several site and exterior items as amended — including a brick patio and driveway, replacement windows and LP SmartSide siding as a test case — and removed gutter replacement from the approved scope while adding a rear gooseneck utility fixture. The owner was told to await the COA letter before acting.
• Conceptual rear addition at 640 Mohawk (COA 2501269): Commissioners provided feedback on dormer slopes, trim and slate selection and requested a wall section and clarified window trim sizes for the next hearing.
What’s next: Applicants for continued items will return with supplemental materials; HPO will issue COA letters for approved items and will track outstanding denials and any appeals.
