Staff said the projects meet R2 zone standards for height, lot coverage and setbacks and include sidewalk and public‑realm improvements.
Staff described the two‑lot package as providing four detached condominium units with garages and guest parking: each lot would have two units with one two‑car garage per unit and a guest space per lot, for a total of four garages and two guest spaces. Designer Alex Iota said the redevelopment consolidates curb cuts, adds sidewalks, and coordinates with Public Works and utilities on a light pole relocation to accommodate a shared driveway. "This project replaces 3 older dwelling units with 4 detached homes, improves the public right of way...provides adequate on‑site parking and usable yards," Iota said.
Neighbors who spoke in support noted the neighborhood benefits of sidewalks and updated design, and asked to be included in light‑pole coordination and window placement discussions to protect views and privacy. Commissioners praised the design and public‑realm improvements and voted to adopt staff recommendations. The motions passed unanimously.
Next steps: staff will finalize conditions of approval and coordinate utility and public‑works actions (including light pole relocation) prior to issuance of permits.
