The applicant (one of the property owners, Molly Taylor) told the board the subdivision is intended so three sisters can live nearby and that the family will preserve historic aspects of the landscape in future building designs.
Staff recommended the application be determined complete and conditionally approved subject to conditions in the staff memo. A neighbor (Gina Cannon) sought clarification about a staff‑report reference to a conditional use permit for a wetland buffer that she believed was in error; staff confirmed no CUP was required for that parcel in the reported section and the transcript shows staff acknowledged a copy‑paste error in the report. The applicant agreed to add missing topography and soils layers to address staff‑requested plan elements and to work with staff on septic and well permits.
On motions from the board, several waiver requests (for existing condition plans, state/federal permits and similar items) were granted while the waiver seeking to avoid providing soil test pits/septic test data was denied; the board then granted minor subdivision approval for the three lots subject to precedent and subsequent conditions listed in the staff packet. Motions carried by voice vote.
