Commission approves parking relief for Bridal H Properties and final plat for 121 Crossing

The Planning Commission approved a parking-relief request for Bridal H Properties at 2517 West 121st Street and separately approved the final plat for 121 Crossing in the same area.

Planning staff described the project as an office with a vehicle garage and a private gymnasium and presented a parking-demand study indicating about 14 typical weekday users. Staff said the applicant sought approval for 20 vehicle parking spaces, including one handicap space, and recommended approval of the preliminary plat with minor dedication-language adjustments before the city council review. "They're asking for 20 vehicle parking spaces, including one handicap," planning staff said while presenting the study.

Commissioners expressed concern that if the adjacent lots were sold or redeveloped in the future, the private gym might be repurposed for public tournaments, creating greater parking demand. Staff noted a private covenant could be recorded on the plat but cautioned that such covenants are private enforcement mechanisms; staff suggested that the commission could require additional dedicated land or an easement for future shared parking if it wanted a stronger enforcement mechanism.

Applicant Amy Harris said the building was intended as a personal office and janitorial-storage facility and that the building's occupancy and fire-code exits would prevent large public tournaments. "It's not built for that," Harris said about hosting tournaments. The commission opened and closed public comment with no members of the audience speaking on the item.

A motion to approve the parking-relief request passed on roll-call vote (Bowman yes, Sellers yes, Nixon no, Stevens yes, Chair West yes). The final plat for 121 Crossing was approved in a subsequent vote with the same pattern of support (the motion passed after roll call). Staff said final language edits to dedication notes would be addressed before the item goes to council.
