Planning Commission grants extension for Champlin Hills phase 1, a 90‑unit multifamily project

The Cranston City Planning Commission on Dec. 1 granted a by‑right extension for phase 1 of the Champlin Hills development, a 90‑unit multifamily project, allowing the applicant additional time to secure a city sewer agreement negotiated in 2015.

Dave Taglionetti of the Capionado Group told the commission the team has filed for final plan approval and that planning staff’s remaining outstanding item is the older sewer agreement, which the applicant expects to revisit with the Department of Public Works early next year. He said state permits are already in hand and that the team’s goal is to proceed to construction in spring–summer of next year.

Commissioners signaled no objection from staff, and Commissioner Lamp here moved to grant the extension; Commissioner Barbieri seconded the motion and members voted in favor. Chair congratulated the applicant and noted other nearby projects may add several hundred units next year.

The extension preserves the developer’s ability to finalize engineering and permitting while the sewer agreement and remaining staff review are completed. No new conditions were imposed during the vote. The commission did not set a separate construction start date when granting the extension.
