Walton County’s Technical Review Committee on Nov. 19 conditionally advanced the Wolf Creek Residential Development conceptual PUD to the planning commission after reviewing preliminary materials and acknowledging numerous outstanding comments on stormwater, utilities and right-of-way requirements.
Staff summarized the proposed conceptual application (MAJ25-000051): a major development PUD that envisions 1,923 single-family dwelling units on about 988 acres with a rural-village zoning category. Phase 1 has previously been approved for 329 units to be served by well and septic; later phases (Phase 2 onward) are intended to be served by central water and sewer, subject to a utility interconnection agreement with the City of Freeport.
Tina Akblad (Sage Entitlements) told the committee the applicant has resubmitted stormwater materials and is coordinating with Freeport on the central-utility agreement. Staff reiterated that some engineering comments remain and asked the applicant to resolve them before proceeding to planning commission; the committee conditionally approved advancement pending successful resubmittal and confirmation of outstanding items.
Next steps: applicant to finalize the central water and sewer agreement with the City of Freeport, respond to engineering and right-of-way comments, and provide required documentation for review before the item is scheduled for planning commission and subsequent hearings.
