The Calcasieu Parish Planning and Zoning Board approved two variance requests during its Oct. 21 meeting.
For 4030 Thornton Street in Ward 3 (variance 08250015), staff recommended reducing the required side‑yard setback for an accessory building from three feet to 1.5 feet, subject to adherence to the site plan and a requirement that a guttering system be installed to contain rainwater and runoff. Matthew Walker, speaking for the applicant, confirmed the site work matched staff’s presentation.
For the 2300 block of Mossville Way in Ward 4 (VAR0925‑0018), Kraus and Mannegan Lumber Company LLC requested a reduction in required parking for warehouse use from 120 spaces to six; staff noted the site would be used exclusively for storage with a small on‑site workforce and recommended approval with conditions, including that the variance be nontransferable and that the development adhere to the approved site plan. Board members asked about the ordinance parking ratios and noted the calculation is based on square footage or employee count.
Both motions were seconded and passed by voice vote. Staff emphasized that any technical engineering adjustments could be authorized by the director or designee, and that waivers related to drainage or other engineering requirements would be evaluated in subsequent permitting.
