Planning board approves rezoning of 10-acre tract on Highway 90 West for warehouse use

The Calcasieu Parish Planning and Zoning Board on Nov. 18 approved a rezoning request for a 10-acre tract in the 3800 block of Highway 90 West (Ward 7), allowing the applicant, North American Land Company LLC, to build warehousing subject to conditions.
Planning staff recommended the rezoning, saying the development is consistent with the character of the area and listing conditions that must be met if the rezoning is approved. Conditions noted by staff include adherence to the site plan on file while allowing the director or designee to authorize technical adjustments; exterior lighting oriented inward so light sources are not visible to adjacent properties; a runoff management plan unless an appropriate waiver is granted; permitting subject to the Louisiana Department of Sanitation and the Louisiana Department of Transportation and Development; and a requirement that a freestanding development permit be obtained within one year of police jury approval or the property will automatically revert to its original zoning classification under section 26-1-27(b) of the Calcasieu Parish Code of Ordinances.
Staff also said the applicant plans to construct a 60,000-square-foot industrial building for warehousing with no outside storage if the rezoning is approved. Miss Latricia Cobb moved to approve the rezoning with conditions and Miss Janelle Hyatt seconded; the motion passed by voice vote.
