The Holland City Planning Commission voted on Dec. 9 to approve an amendment to the PUD at 620 South Pointe Hotel Drive to allow a new 115‑room 'tru by Hilton' hotel.
Bill Mast, representing Holland Hotel 2 LLC, told the commission the owners have held the property for more than two decades and plan a second, complementary hotel next to an existing property. "We're gonna go with Hilton to have some synergy with the flags," Mast said, describing a non‑extended‑stay product aimed at business travelers and some seasonal leisure demand. The proposal increases the prototype hotel's rooms from 98 to 115 and adds a pool and a small amenity area on the northeast corner of the site.
Applicant and management details: Angela Mann of Hospitality Specialist, identified as the management group, said the team will operate the hotel and confirmed some brand color elements for facade materials. The applicant said the submitted landscape plan met site‑plan minimums but that a more detailed landscape plan will be submitted later for staff review and is not part of the current approval.
Site and design features cited in the presentation included a 6‑foot sidewalk connection to neighboring hotels and M‑40 (referred to in the record as "M 40"), ground signage designed to complement the adjacent Homewood Suites, brick on the first floor with two brick tones and hardy plank accents instead of full EIFS, and a replicated dumpster enclosure with interior storage. The applicant said the site will provide 128 parking spaces (about 1.1 per room for 115 rooms), 12 bicycle racks, five handicap spaces and four EV charging parking stalls initially (two chargers), with wiring for at least four additional EV spots as demand grows. The applicant stated the hotel will use ChargePoint for EV charging and that users will pay by credit card.
Staff presentation and PUD background: An unnamed planning staff member noted the lot lies inside a PUD created in the late 1990s and that hotel use is allowed; staff recommended approval subject to the conditions listed in the staff report and noted the combined parcel will be assigned the 620 South Pointe Hotel Drive address for assessor records. Staff and the applicant confirmed that detailed landscape plan review will occur administratively by staff and is not being approved at the hearing.
Public hearing and vote: The public hearing was opened and closed with no members of the public addressing the commission. A commissioner moved to approve the project with staff recommendations and conditions; the facilitator called for "aye" and the transcript records an affirmative response and no recorded opposition. The applicant team thanked the commission after the motion passed.
Next steps: The project approval is subject to the staff report conditions and a detailed landscape plan to be submitted and reviewed by staff. Any building permits, final engineering and other administrative reviews required by code remain to be completed before construction.
