The Coffey County Commission on Monday authorized the chair to sign AIA Document A133 (2019) Exhibit A, approving a guaranteed maximum price (GMP) amendment of $1,974,552 for the Coffee County Phase II renovation.
County representatives said the A133 amendment incorporates design specifications and drawings dated Sept. 26, 2025, by Goldberg Group Architects and referenced exhibits from the construction manager (River City). The amendment includes allowances for items such as demolition ($5,000), roof patching ($10,000) and interior wall work, as well as a construction contingency of $50,000.
A presenter described the project’s scope, which includes a secured corridor and a small courtroom remodel to reduce docket backlogs and to enable concurrent use of courtrooms in some cases. "The secure corridor presently… is a way to do that," a county representative said, describing security improvements intended to protect staff and the public.
Commissioner Barker moved to authorize the chairman to sign the AIA A133 guaranteed maximum price amendment in the amount of $1,974,552 with a substantial completion date of June 3, 2026; the motion was seconded and approved on an aye vote.
County staff said change orders and payment applications will be reviewed by the sheriff and project lead before presentation to the commission, and that the item will be brought back in the same format used for Phase I. The amendment will be transmitted to River City’s corporate office and the register as required by procurement steps.
