Commission approves retracement plat to combine Montgomery Homestead lots into one parcel

City staff presented a retracement plat to combine eight previously platted lots in Montgomery Homestead into a single parcel, and the planning commission approved the request after discussion about maintenance responsibilities.

"This application was received in order to combine 8 existing platted lots into 1," city staff said, noting there is no proposed need for public improvements and that the combined lot will continue to be used for townhouse‑style rental units. Staff recommended approval on the condition that the applicant sign an agreement regarding maintenance responsibilities for private driveways and any public infrastructure beneath them.

Applicant representative Brian Patengill of Houston Head Engineering told the commission the consolidation is administrative and will not change physical site conditions: "It's a, simple lot combination. They own multiple lots right now ... by putting it into 1 big lot, it simplifies the owner's ... ownership of it." He explained the intent is to reflect the site’s current function as a single development.

Commissioners conducted a roll‑call vote on the plat. The planning record shows the following recorded responses read into the minutes: Chair Dots — Yes; Commissioner Schwan — Yes; Commissioner Amann — Yes; Commissioner Fornace — Yes; Commissioner Gust — Aye; Commissioner Thorstedt — Aye; Commissioner Cobb — Yes.
