Temple planning staff recommended on Nov. 17 that two parcels near North General Bruce Drive be rezoned to a single commercial designation and that an older conditional-use permit (CUP) be repealed, noting the properties sit in the I‑35 overlay and the comprehensive plan shows the area as regional commercial.
Planner Deckman said the applicants want uniform zoning for flexibility; he explained the CUP that previously authorized a vehicle service for a portion of the property is no longer applicable after the land sale and so staff recommends repealing it and rezoning to commercial. He said utilities (a 10-inch water line and a sewer line about 500 feet away) are nearby but developers may need easements or extensions at the platting stage.
Staff sent 10 notices to properties within 200 feet and received one returned response marked "agree." No members of the public spoke during the hearing, and the commission voted unanimously to recommend approval and repeal of the CUP. The matter will move to City Council for scheduled readings.
