The Town Council held a public hearing and voted to approve an amendment to Planned Development District 27 to allow an 18-lot single-family subdivision within the area called "The Trails." Staff described the amendment as adding a new lot type (3a) and updating exhibit maps and regulations to incorporate newly annexed acreage.
Key provisions described by staff and the applicant include lot sizes ranging from approximately 12,500 to 23,000 square feet, a masonry wall and monument sign planned by the developer, routine residential architectural adjustments for certain lots (roof pitch and garage-setback exceptions for lot type 3a) and a requirement that where the internal trail uses sidewalks within the development the pedestrian path be at least 6 feet wide while an 8-foot trail alignment is shown in the concept plan and Exhibit F was updated accordingly.
The developer said the project will feature two builders and higher-end product types to produce a distinct neighborhood character. Staff noted the plan will require additional civil and site-plan review (including final plat submittal) and that P&Z had recommended approval 6-0.
After the public hearing closed, a council member moved to approve the ordinance "as revised," the motion was seconded and the council passed the ordinance by voice/hand vote.
